
In addition to contracting with local-only trade contractors for the complex interior build-out, Cordos also led the local design team’s design of spaces and equipment to achieve a cGMP certification within budget, including a VE savings of $1.8 million in revised HVAC and structural designs. Existing power, domestic water, and natural gas services were entirely replaced within the extremely tight site, and the building’s shell and core received structural upgrades to comply with current Ontario codes. Cordos reinforced the existing steel-framed roof, installed a steel framed mezzanine over a new secure vault, and installed an above-roof steel grillage system to support new custom-built HVAC units serving five manufacturing production spaces.
