Project Commencement

In January of 2023, CORDOS embarked on the formidable task of transforming an existing warehouse into a state-of-the-art assembly and showroom facility, undertaking a 10-month rehabilitation project. This venture, known as the $1.4 million Kern Precision INC project, was commissioned by the German company specializing in fabrication of the high precision CNC machinery. The ambitious goal was to complete the facility by October 12th, 2023, a non-negotiable deadline set by the Kern company for the grand opening.

Initially slated for completion within eight to ten months, the reconstruction was executed to reference-class standards, ensuring precision in machining and engineering for Kern's project assembly showroom. CORDOS efficiently navigated a 2 week-long demolition phase, strategically focusing on the dismantling of interior offices and exterior masonry. Prioritizing tasks, including plumbing, electrical work, fire alarm, fire sprinkler system, and the addition of new gas service, set the foundation for a seamless transition to the remodeling phase. 

Site Completion Success

Spatial reconfiguration played a pivotal role, with CORDOS demonstrating flexibility in adjusting plans for the display room. This involved canceling a planned ramp location and reorganizing the south side of the building. A notable feature of the construction included the installation of a 10-inch concrete floor, epoxy finished in the display room. Notably, dock doors were replaced with a separation wall and storefront windows to create distinct spaces, optimizing the layout for functionality and aesthetics.

The project timeline was a challenging but successful ten months, commencing in January 2023 and culminating in the grand opening on October 12th, 2023. CORDOS adeptly navigated unforeseen challenges, demonstrating resilience and adaptability to meet the stringent deadline. The financial overview revealed a total project investment of $1.5 million, encompassing various aspects of construction, remodeling, and state of the art upgrades.

The bidding process, a pragmatic 60-day endeavor facilitated by the trusted architect Filoramo Talsma, played a crucial role in securing CORDOS involvement in the project. This collaboration underscored the importance of effective project management, strategic planning, and a commitment to meeting the high standards set by the client.
